Asset Tracking and Maintenance
Hotel assets and their management in the competitive industry that is hospitality are very demanding, yet necessary for hotel owners, private investors and developers.
There are far more assets hotels are responsible for beyond guest room items. From the artwork and furniture in the common areas and hallways, inventory in the gift shop, to HVAC, plumbing and IT assets for administration.
Hotels that run their own restaurants must make sure they have enough serving supplies; cooking equipment is calibrated and ensure the kitchen is fully stocked to meet demand. Additionally, any hotel with guest services such as a business centre, spa, gym, pool, sauna, need to track and maintain every single asset these separate areas require to function and their spare parts.
Meetings segment of the hospitality industry
The meetings segment of hospitality is booming, and quickly locating technology (such as audio-visual equipment tracking) is of critical importance. Knowing where furniture and equipment is, working order, and availability, ensures all event equipment and meeting services are being delivered and exceeding customers’ expectations.
Faster guest room maintenance response
Hotels do not want you to know if there is cleanliness and/or maintenance management issue on the property. And in this increasingly competitive industry, faster guest room service and the importance of keeping your guest rooms and facilities clean and free from damaged or broken equipment has never been more significant. Unfavourable reviews can do lasting harm to your bookings and reputation. So ensuring your guest rooms’ HVAC, plumbing, furniture, linen and venting are all in good repair and being able to track in real-time any work/service orders (especially guest requests) via your mobile phone app makes operational sense.
Engineering has been able to transform a reactive maintenance culture into one that is based on scheduled preventative maintenance. This has reduced costs, extended the life of assets and reduced the impact on guests.
Improving loss prevention and theft deterrence
Of all the challenges facing hotel management teams, linen loss may sound minor. Yet wasted linen is a tangible problem that affects a hotel’s bottom line. Left unchecked, it can waste hotel resources. If controlled, it can generate savings, both of money and staff time.
Stolen towels and robes along with other in-room amenities amount to a significant expense for many hotels and chains. However, modern asset management technologies now offer a new way to track linen loss via placement of tiny washable: pocket embedded, heat-sealed or to be sewn directly onto linen RFID tags. Used in conjunction with RFID scanners; held by housekeeping staff, in laundry carts or via linen closets or Fixed RFID reader installed at gates or access spots the RFID tags can provide hotels with a real-time linen inventory and better tracking of linen transit.
At approximately US$250 per room for four par of basic sheets and towels, linen purchases cost the hospitality industry $1.25 billion per year. If we factor in premium items like duvet covers, pillow shams and bathrobes, that estimate goes up to $350 per room or $1.75 billion. That means the cost of replacing lost linen is between $50 and $70 per room, or between $2.5 million and $3.5 million industry-wide.
